On the Market: Accord Passive House in New York’s Hudson Valley

October 16, 2026

The Accord Passive House from the garden: a long corrugated steel building with a solar array across its standing-seam roof and a two-storey glass wall at its centre, above a dry stone terrace

The Accord Passive House, a net-zero home with Zola windows and doors, is now on the market. Designed by North River Architecture, the home has been featured in Dwell and was named to the Dezeen Awards architecture longlist.

A Home Built to Prove a Point

North River designed the home to show that Passive House can be comfortable, affordable and within reach. “Our goal is ultimately to demonstrate the accessibility and affordability of Passive House design,” says designer Peter Reynolds. The home is PHIUS+ certified, and a 9kW rooftop solar array lets it produce as much energy as it uses over a year.

The heart of the home is its double-height living room, where a wall of oversized south-facing Zola windows captures winter sun, frames the views and connects the interior to the landscape. Concrete floors, white oak millwork, large sliding pocket doors and corrugated steel siding complete the simple, durable palette. Set at the edge of a retired shale bank, the house sits on 3.2 acres with sweeping views.
